Calculator scope and exclusions
The calculator models constant ground rent and delayed reversion using editable percentage assumptions. It assumes a 90-year addition and a long-lease flat value. Defaults are illustrative—not prescribed, market-validated or professionally approved rates.
- Only a simplified England & Wales flat scenario is considered.
- Rent increases, intermediate interests, unusual lease terms, development value and other adjustments are not modelled.
- No full premium is provided for 80 years or fewer; marriage value and relativity are not calculated.
- Valuation fees, legal fees, landlord costs, VAT, tax, disbursements and dispute costs are excluded.
- Houses, shared ownership, collective enfranchisement and unusual interests require separate advice.
Rounding does not indicate accuracy. The actual premium may differ materially from the illustration. A £0 ground-rent input does not imply that an extension is free.
